Community Services

Centerpoint provides and coordinates a full spectrum of professional services for our neighborhood partners.  We serve as the liaison for the Board of Directors, homeowners, community vendors and all other community partners.  Utilizing leading technology and an enhanced communication network, Centerpoint delivers what homeowners deserve.

Community Association Management and Administrative Services

  • Submit monthly management reports to the Board including:  property inspection reports,
    architectural submission report, covenant compliance log, and owner inquiry log.
  • Organize and attend Board meetings and Association Annual Meeting
  • Perform regular property inspections
  • Prepare and distribute community-wide mailings, publications and notices
  • Prepare and distribute welcome packets to new owners
  • Make recommendations regarding property enhancements
  • Draft bid specifications and solicit bids for annual vendor contracts
  • Negotiate contracts on behalf of the Association
  • Schedule and verify routine maintenance for association property
  • Provide vendor relations and oversight
  • Issue covenant violation notices in accordance with the Association’s enforcement procedures
  • Provide 24-hour emergency service, 7 days a week.
  • Provide responsive customer service to members of the Association
  • Maintain membership database and official records of the Association
  • Assist in filing insurance claims
  • Establish community websites at the direction of the Board
  • Provide homeowners with online access to their account information and various association documents
  • Distribute group email communications to registered homeowners regarding time-sensitive community information

Financial and Accounting Services

  • Prepare, review, analyze and distribute monthly financial statements to the Board
  • Prepare an annual budget
  • Maintain the Association’s operating and reserve funds
  • Collect and deposit assessments and receivables for the Association
  • Pursue collections according to Association policies
  • Process and provide prompt payment of all expenses incurred by the Association
  • Coordinate and assist CPA with annual audit, review and tax return
  • General review of reserve funds
  • Resale Certification and Processing

Consulting Services

  • Assist in developer transitions
  • Work with legal council regarding governing document amendments and the development of rules and regulations
  • Prepare policies and procedures for association amenities
  • Coordinate and assist with reserve studies
  • Provide oversight for capital improvement projects
  • Present educational opportunities for new and existing board members, homeowners and developer sales staff
